What do I need to purchase a home?

By closing day, each person listed on the agreement of purchase and sale must provide a piece of government-issued photo ID (e.g. passport or driver’s license). At this point, you must have completed the mortgage pre-approval process and come equipped with deposit cheques. 

How are deposits handled to secure my Jenga home?

Jenga Homes accepts personal cheques directly from your bank account. Jenga requires a set amount of cheques determined at the time of purchase and will be post-dated to adhere to the payment structure outlined.

Do I have to visit the Jenga Homes office to review and sign the contract, or can it be done virtually?

Because we take the security and privacy of our homebuyers very seriously, we require you to be physically present when finalizing the agreement of purchase and sale. This allows us to be sure we are selling the home to the person signing the contract. At this time, we ask you to please provide a piece of government-issued photo ID (e.g. passport or driver’s licence).

Should I have a lawyer review my Jenga Homes contract?

Having a lawyer review an agreement of purchase and sale is always a good idea. This will allow you to ask questions to a nonbias expert about the legally binding contract before the end of its conditional period. Buying a Jenga Home is meant to be a joyous experience, and we want you to have complete confidence in your decision to move forward with our team. You will also require a lawyer to facilitate the closing date to ensure you receive your keys on possession day!

Am I able to cancel my Jenga Homes contract?

You have until the end of your conditional period to cancel your contract, but once the sale becomes firm Jenga Homes is accountable for carrying out the contract. Like purchasing an existing home or building with any home builder, the conditional period is meant to allow you time to make a decision that is best suited for your future.

Can I add another buyer to the agreement of purchase and sale?

You can add an additional person to the agreement; however, please note that no changes can be made within 90 days of the closing date. Once the deal is firm, any adjustments will be subject to an additional administrative fee. 

Can I remove a buyer from the agreement of purchase and sale?

You have until the end of your conditional period to remove any home buyers from the contract. Once the sale is firm, a lawyer can facilitate the removal of a purchaser from the agreement at an additional and independent rate.

What are closing costs?

Generally, closing costs include legal fees, land transfer tax, registration fees and additional insurance enrollment fees provided through Jenga Homes partners. These costs vary from one property to another and will be most accurately calculated by a lawyer.

Are all taxes included in the purchase price?

If your Jenga Home will be your primary residence and you are a Canadian Citizen, all applicable taxes will be included in your sales price. All homebuyers are subject to land transfer tax at the time of closing/possession. If this is a foreign purchase or intended to be an investment property, you will be subject to the full HST amount in addition to the current sales price. 

Am I required to purchase Jenga Homes upgrades?

Jenga Homes offers a variety of quality home finishings. We highly encourage further customization through paid upgrades, but it is entirely optional. Your ability to specify cabinet, floor, carpet and tile colours is already included in your home’s purchase price, and any further customization should be considered an act of self-expression.
